The Laframboise Team, Realty Executives North Bay: Matt Laframboise, Natasha Laframboise, Phil Seguin and Adam Legros

Meet Matt Laframboise, the Realtor Behind the Laframboise Team in North Bay

When you call the Laframboise Team, the office line rings everybody, and you can ask for whoever you like. Matt Laframboise runs the team with his wife Natasha. Matt started out as a buyer's agent, while now he handles mostly the listings and the valuations. In his own words, he is a numbers guy.

Matt was licensed in January 2007, so he turns twenty years in this January. He never planned on it. He studied English Literature at the University of Ottawa, came home, and in 2006 took a one year job as office administrator for his father's real estate team while he figured out his next move. They talked him into taking his courses. His father's philosophy was that education is never wasted, and the degree still earns its keep in the marketing, the client communication and the writing of offers.

Real Estate in North Bay Since 1994: Cleo Laframboise and the Team Approach

The team page still carries a tribute to Matt's father, Cleo Laframboise. Cleo served 22 years in the Canadian military, started in real estate in 1994, and trained and mentored many of the realtors working in North Bay today. He passed away in 2019.

Ask Matt what he kept from his dad and he names three things: the work ethic, the systems, and the ethics of how you treat people. The team approach was Cleo's idea too. It is challenging to be great at every part of this business, so the team hires people who fill the gaps. Everyone on the team takes a personality test, so they know how each agent can best support their clients and their clients' needs.

Why Pre Listing Home Inspections Matter to the Laframboise Team

Before a Laframboise Team listing goes on the market, Matt arranges and pays for a home inspection. It's something he's made a regular part of the team's listing process, and there's a personal reason behind it. Early in his real estate career, Matt met with a young family who had purchased their home a few years earlier, during the 2007 active housing market. Like many buyers at the time, they had purchased without the benefit of a home inspection.

Over the years, some significant issues with the property had come to light. When Matt and his father, Cleo, visited the family to discuss the home's market value and their options, it became clear that the situation was more complicated than anyone had hoped. The family was facing repairs they hadn't anticipated, without the financial flexibility to easily address them.

It was a difficult conversation, and one that stayed with Matt. At just 26 years old and still relatively early in his career, he saw firsthand how important it was for people to have a clear understanding of the home they were buying, not just what they loved about it, but what might require attention down the road.

That experience helped shape the way he approaches real estate today. For the Laframboise Team, a pre listing home inspection is about being informed and prepared. It gives sellers an opportunity to better understand their property before it goes on the market, address concerns where possible, and provide prospective buyers with valuable information to help them make their own decisions.

It can also help reduce surprises during negotiations and make the process a little smoother for everyone involved. No home is perfect, and an inspection can't predict everything. But having more information from the beginning can make a meaningful difference.

For Matt, it's about more than getting a property sold. It's about helping people make informed decisions they'll feel comfortable with long after the transaction is complete.

What to Know Before You Choose a Realtor in North Bay

Matt's first piece of advice is to interview more than one realtor, because every agent has a different approach, and you want one who believes in the same things you do. The second question to ask is what systems they have in place to get the job done.

Every seller has three concerns, he says: the price, the packaging and information offered to the public, and the presentation. On price there are two ways to lose. You do not want to leave money on the table by accepting early, and you do not want to overprice and sit on the market. The sweet spot gets maximum dollar with as many eyes on the property as possible. His analogy: you want to be the prettiest girl at the dance, so everybody wants to accommodate you. You just have to make sure they are playing your song.

Multi Family and Investment Property in North Bay

Matt focuses on residential and multi family properties. For a first time landlord, the biggest mistake is not reading the numbers properly: the gross income, the fixed and variable expenses, the maintenance, and what the net income says about the value of the building. The second is picking the wrong tenants, and his answer to that is a strong local property manager who vets tenants and runs the credit checks.

The Team: Natasha Laframboise, Phil Seguin and Adam Legros

Natasha has a background in graphic design and fine arts. She had several jobs before real estate, at the Capitol Centre and at Dowdal Cabinets with her brother, father and uncle. When Cleo found out about her expertise in graphic design, he offered her a job and felt she would be an asset to the growing team. She helped the team elevate its game in how listings are prepared and presented and in the marketing concepts behind them, which is why a Laframboise listing looks the way it does: the staging, the photos, the video and the packaging. She is an integral part of what the team does, and clients adore her.

Phil Seguin is the team's fix it guy and has a good eye for home construction, which is a valuable asset when he shows a property: he will flag something for the home inspector or recommend bringing in a contractor to confirm it is not an issue. Phil has a calm, patient approach that puts people at ease. He's never one to pressure someone into making a decision and understands that buying or selling a home is a big step. He's accommodating, takes the time to listen, answer questions, and work at a pace his clients are comfortable with. Whether that means seeing a few extra properties, revisiting a home, or simply taking more time to think things through, Phil is happy to be there through the process. He also coaches football at St. Joseph Scollard Hall.

Adam Legros came to North Bay with nearly seventeen years of experience in car sales in California and has now been part of the Laframboise Team for three years. Matt often calls Adam the team's chameleon because of his natural ability to connect with just about anyone. He's easygoing, personable, and has a way of making people feel comfortable from the moment they meet him. A dedicated family man, Adam brings that same care and commitment to his clients. He's the kind of person who answers the phone, shows up when he's needed, and never hesitates to go out of his way to help. Whether it's a last minute showing or an unexpected challenge, Adam is always willing to jump in. His approachable personality, sense of humour, and genuine willingness to help make him a valued part of the team.

Behind the Scenes: Tanya and Patty

Behind the scenes, Tanya and Patty are a huge part of what keeps the Laframboise Team running smoothly.

Tanya is the organizational backbone of the team, keeping both the day to day details and bigger picture priorities on track. From communicating with clients and managing the administrative side of transactions to supporting every member of the team, she's always thinking a few steps ahead. She's constantly finding ways to improve how things are done, offering ideas, solving problems, and is always learning new things to make the client experience better. Her dedication, attention to detail, and genuine care for the team make her invaluable.

Patty has been with the team for over ten years, originally stepping in to help during a time when she was needed most. She learned the ropes as she went and quickly became someone the team could always count on. Incredibly dedicated and resourceful, Patty manages the bookkeeping, keeps a close eye on the budget, and somehow always knows just the right person to call when something needs to get done. She's been a steady, dependable presence through years of growth and change.

Together, they bring a level of care, organization, and commitment that allows the rest of the team to focus on what they do best. All buyer inquiries are handled by Phil and Adam, to remove any potential conflicts.

What Customers Say About the Laframboise Team

Ask Matt what he would want a review to say and it is not about the sale. He wants to hear that the team listened to what the client wanted to accomplish, worked as hard as they could, and made it as seamless and stress free as possible. The relationships matter more than the money.

The Google reviews reflect that same care: Matt making sure sellers understand every step, Natasha and Tanya always available to help, Phil's patience and thoughtful approach, Adam's willingness to go above and beyond, and the genuine support clients receive throughout the process. The team was also named to Realty Executives' Top 100 in Canada for 2025, number three for units and number two for commission. Matt credits business coaching he and Natasha took, and giving every person on the team one clear role.

Community: the Arts and Local Sport in North Bay

With two kids in musical theatre, Matt and Natasha are big supporters of the arts, and the team also backs local sports teams where it can.

Matt has played guitar since he was eleven and played bass in a band in Ottawa. Blues rock with a touch of country, and he still plays every day.

What to Expect When You Call the Laframboise Team

Call the office and the line rings everybody. Ask for the person you want, or text any member of the team. Matt puts the whole team in the marketing on purpose, so each personality comes through and you choose who you are most comfortable with. Everyone else is there to support that person.

What Matt wants for the year ahead is to see his team grow, maybe by one more buyer's agent, and to see each person do things they did not think they were capable of. A good year, to him, is everybody winning: they worked hard, made what they wanted to make, and still had time for their families. That is the team Cleo built, and the one Matt and Natasha are still building.
