Meet Rahul Malik, the Director Behind Abirah Property Management in North Bay

When you hand a rental to Abirah Property Management, the person who takes it on is Rahul Malik. He is the director, the one whose phone rings, and the only name your tenants will ever know. Owners never get the call. That is the whole point of hiring him, and it is the line he uses to describe the job: I take all your problems on me.

The company name is not a word in any language. It is Rahul's name and his wife's name combined, and it now sits on about ninety five doors across North Bay, Sudbury and Huntsville, from single rentals to triplexes and multiplexes.

Property Management for Investors Who Are Not in Town

Most of Abirah's clients are investors, and most of them do not live where their buildings are. They have jobs and businesses of their own, and what they want from a property manager is simple: no headaches. Rahul came at the work from the management side, not as a landlord, and he started because he watched people, many of them new to the country, struggle to find a place to live. Units he manages were spoken for before he had the keys.

Sudbury is the fastest growing part of the business, a bigger city with mining money behind it. North Bay is home base. Huntsville is a handful of properties. Rahul and his team are on the road every second day between them, three full time staff plus contractors.

What a Landlord Does Not Know Until the Tenants Move In

Ask Rahul where owners get burned and he will tell you the business looks easy until it is not. Anyone can post a listing and collect a deposit. What comes after is damage, mess, disputes, and the one thing no investor with a day job can do: be available twenty four hours a day, seven days a week. That is the gap Abirah fills.

Then there is screening, which he calls the most challenging part of the job, because one small mistake can turn into a very big problem. A recent applicant had no job, no rental history, a bankruptcy two years back, and was ready to pay seventeen hundred dollars a month. Rahul's read: how? He walks away from those, and he advises owners who are unsure about a tenant to use a month to month lease so thirty days notice is all it takes.

One Point of Contact, Twenty Four Hours a Day

Every tenant in an Abirah building deals with Rahul and his team, never the owner. Rent collection, maintenance calls, the two in the morning emergency, the move out inspection, all of it lands on him. Owners hear from him about safety issues and not much else.

He also protects owners on paper. Every lease he signs comes with an addendum confirming that the smoke alarms were installed and working at move in, so a tenant cannot remove one and later claim the building never had it. He has been through the Landlord and Tenant Board and won, and he tells tenants to put requests in writing so there is always a record.

Rentals, Multiplexes, Airbnb and Renovations

Abirah manages single family rentals, duplexes and triplexes, and apartment buildings in North Bay and Sudbury, along with short term rentals. Rahul also runs Airbnb arbitrage for owners who want their unit managed as a short term rental. The newest arm of the business is renovations: he is building a crew for kitchens, bathrooms and full unit turnovers, so an owner's repairs and upgrades go through the same phone number as everything else. Building a house from the ground up is next on his list.

What Owners Can Expect From Abirah

Rahul measures himself by one thing: an owner who says he is doing a good job. When that happens, he says, we are on the right path, and the job is to keep improving. He grew up around real estate and ran a manufacturing business before this, and he has known since he was a kid that he would work for himself. He is currently adding a real estate licence so he can help clients buy and sell as well as manage.

Coming Next: A Tenant Portal

Rahul is building a tenant portal for the website. A tenant with a leak will upload a photo or a short video with the address, the team gets the email, and the job moves through pending, started and completed where everyone can see it. Nobody else managing property in North Bay offers that yet.
